AvaResidence Complex

After acquiring permissions, the project kicked off in 2010 by digging the foundation pit on the entire land. Stabilizing the pit walls was performed through nailing method and all the walls were insulated as a measure to prevent water penetration. The all-steel framework of the building was designed and prepared in framework plant of Rahimtabar Construction Group. Designing the framework was done by one of the most outstanding structure engineers in the country. After the framework process was finalized, partition walls were laid and delicate touch was started. The walls in this complex have been built with extraordinary care, as all the exterior walls are equipped with thermal insulations while the interior walls have sound insulations. The floors and ceilings in every flat are equipped with spray-applied insulations from the Italian brand Isolgomma which eradicate the noise and disturbing sound between the floors.

The complex was built on 670 square meters of land, with a building area of 5,160 square meters in 10 floors including three basement floors, a lobby, and five floors on which there are two three-bedroom apartments as big as 222 square meters as well as a 444-square meter penthouse. The following facilities have been distributed on different floors:

•                     Basement 3: a sport and health complex including warm water pool with hydro massage platform, Jacuzzi, sauna
            and steam room, Turkish bath and a gym
•                     Basement 2: Parking space, janitor's flat and emergency power
•                     Basement 1: engine room, ventilation systems and parking for guests
•                      Ground floor: lobby, maid room, exclusive parking for the penthouse

Ava Residence is among the first residential buildings in district one of the city which uses high-tech solar panels to provide electricity. The solar panels have been bought from the German company NEU. The panels absorb the light even on cloudy days and efficiently provide enough power to heat the water for apartments, provide hot water for fan coils and also heat the pool water.

Using the hybrid boilers (working both on natural gas and diesel) as an alternative for solar energy, suitable insulations for all the pipes, insulation of pipes in the engine room using steel covers, and benefiting from the Danish Groundfos installations have enabled the building to make the best use of energy with the lowest expenses.

The elevator at Ava Residence has not been bought as a whole package but it has been mounted as a technical artistic work with an exclusive unique design which enjoys the highest level of safety and the best foreign parts available.

The sanitary fittings at Ava Residence are all of American Kohler brand.

The wooden doors and wardrobes in every single apartment at Ava Residence are exclusively made of high quality wood which was naturally dried within a year.

The 444-square meter penthouse at Ava Residence has a specific architecture with a picturesque sky dome in the reception hall. The beveled dome with its elegant design has granted a unique beauty in the hall. All the doors and windows on the entire floors are equipped with advanced integrated security system.

The fresh air ventilation system (air filtration) has specific characteristics and covers the whole building from inside apartments to the gym and swimming pool and corridors and even the storerooms. The system filters the polluted urban air as cleanly as the air in the operation rooms of the hospitals and blows it into the apartments.

The interior walls are decorated with exclusive wallpapers by the well-known artist Roberto Cavalli, having his autograph on the wallpapers. Such decorative wallpapers have created a gallery-like artistic atmosphere.

Other facilities in the complex include Bose sound system installed in lobby, swimming pool, gym and the conference hall. The system is among the most advanced sound systems in the world which plays the music and sound with the highest quality ever.
